PFB Data Centre Fund enters joint venture with e-shelter to develop UK�s largest data centre facility. Fund provides opportunity to invest in booming data centre sector with indicative returns of 17% pa to 19% pa.

PFB Data Centre Fund (�the Fund�), a fund structured and managed by specialist property investor, Pinder Fry & Benjamin LLP (�Pinder Fry and Benjamin� or �PFB�), has entered into a joint venture with specialist data centre developer and operator, e-shelter, to build the largest data centre facility in the UK.

The Saunderton facility will be PFB Data Centre Fund�s first data centre development. The Fund has been set up to develop a portfolio of data centres and so to exploit the current supply/demand imbalance in the data centre market.

The five fundamental drivers for investment in the data centre sector are these:

more data is being generated and stored than ever before;

data must increasingly be held and processed in dedicated facilities;

data centre demand is far outstripping supply;

developing, letting and holding data centres is the best way to exploit this opportunity; and

the opportunity for investors may not last long.

Appealing to sophisticated investors and high net worth individuals, �34.5 million of private investor equity was raised from nearly 600 investors through the Fund�s first share offer which closed in January. It is thought that the second offer, which closed at the end of June, will bring the total equity raised to �50 million.

The Fund will invest in a range of data centre development opportunities and has indicative returns of between 17% pa and 19% pa over a term of five to seven years or more.
